REALTOR® experience and assistance can be invaluable in new construction home purchase

Many buyers do not realize that real estate professionals are also on top of builder offerings in the area.  We have to be, as builder properties are very much a competitive issue in the marketplace and impact pricing and marketability of our resale listings.  This is especially true if the same builder is still building the same or similar homes in the  neighbourhood/area.

Possibly the best time in 15 years to buy new construction:

Builders are currently offering some of the best incentives in many years and buyers may want to check these options out in their buying research.  Your REALTOR® can help do this research for you and may narrow the search time down considerably.  So if you are at all considering new construction, be sure to include your REALTOR® in that discussion.

Also, if you choose to go to a builder sales centre or model home show, be sure to tell the builder staff you are working with a REALTOR® and do not “sign in” or “register” with the builder unless your real estate representative is with you.

Some very good deals can be had in looking at inventory homes, model home sales and quick occupancy homes.  These options also typically shorten the availability time frame compared to the typical “new build” which can often take 7-12 months from agreement to delivery.
