Semi-detached homes offer great compromise for both first time buyers and those downsizing

Semi detached homes which feature one common wall with another
dwelling seem to be popping up all over the place.  From infill projects in the core to new
suburban construction, the semi-detached home seems to be having a great renewal
in popularity.

When one looks at the average prices of properties sold
overall * over the last couple of years, the semi-detached home certainly has
registered significant average price increases. 
The average price for a semi has risen from $260,021 for the year 2008
to $367,437 for 2012 which is an increase of 42%.  (*note: this growth may have to do with the
mix of semi-detached homes being sold and is affected by some very high priced
semis in urban areas)

First time homebuyers like semi-detached homes because they
provide more living space than a row townhome, condo or stacked townhome and
generally more outdoor space too. One only has one common wall neighbour to
contend with rather than 2 or more. 
Newer semi's have all the newest features and energy saving
certifications like "Energy Star".

Semi-detached homes are sometimes found on premium lot
locations like the outside of a crescent, where it is not feasible to build a
3, 4 or 5 unit row townhome block.  This
often provides a great backyard space.

Those downsizing will also see value in a semi-detached property,
as it does not seem as big a downward step from having their own single

Newer semi-detached homes will also provide for higher
ceilings, bigger windows and other updated home concepts plus typically have
less maintenance or capital cost requirements and will definitely be more
energy efficient than an older single detached home.

Semi's provide a lot of extra value over condos or townhomes,
particularly for those who want 3 or 4 bedrooms plus a loft or main floor den
for a home office or home based business.
