When do Ottawa residential properties sell best?

It is always a good idea to know when is the best time to market your property and we thought a little sales history from the Ottawa Real Estate Board might help show the peaks and valleys during the course of the year. When one looks at the table below, it is not surprising to see that December and January have the two lowest sales months. What is also interesting though, is how important the summer months of July and August are, as well as the month of March. Of course the major months are April-June.
When one looks at 2011 actual unit sales, we see that there is a decrease in the number of sales transactions monthly, every month after the end of June. So don't wait for September "until things pick up again”, as history would suggest that getting your property listed sooner rather than later is probably a good strategy-as we currently approach the end of July.
There may be some property specific features that dictate a best time to list and sell the property, we would be happy to discuss listing timing for your property at your convenience-even if your planned move is not expected for several months or is even out to 2013.  It is never too early to start planning!
