Buying from a Builder
 
Many people like the idea of buying a brand new home from a builder and it is understandable. One gets to pick their location, may have some input to design and generally can customize their home through the finishings they choose. (cupboards, hardwood, counters, tile etc.) Like a brand new car, there is something appealing about walking in to a brand new home. Builder sales centres and model homes are often decorated to the maximum and have all the expensive upgrades included; so it becomes very compelling for buyers.
 
The process can be quite complex, time consuming and stressful however and many buyers do not realize that a Realtor can provide a great deal of assistance and advice throughout the process. First time buyers will especially find it helpful to enlist our help.
 
We are available to visit a builder sales centre with our buyer clients and help them through every step of the process. Looking at floor plans and subdivision design plans can be a challenge; particularly when one is doing it for the first time. Though the builder’s have knowledgeable staff on hand to assist; one must remember that these staff work for the builder not the customer! Like a lawyer going to court and an accountant going to a tax audit; most buyers should have a real estate professional working for them.
 
Our job is simply to ask questions the buyer may not know to ask and to ensure you are fully aware of all ramifications of your choices at the sales centre and the design centre. We can provide help with the following:
-discussing key buying objectives, criteria and priorities; so you can be happy with your purchase for a long time.
-builder and development/neighbourhood assessment
-lot selection
-model selection and elevation selection
-negotiation and contract review
-financing a new construction
-design centre decisions (which upgrades should you buy for best re-sale?)
-understanding all the different options and extra costs
-arranging appropriate mortgage financing contacts
-building inspection and Tarion Warranty claims
-aligning perceptions and expectations with reality (your new home will probably not look exactly like the model home the builder showed you)
-pre-delivery inspection (PDI)
